Making A Decision On Custom Modular Home Builders In NC

By Marsha Klein

If you are considering building your own dream house, look into custom modular home builders in NC. Once mistakenly compared to mobile homes, people are now realizing they really resemble traditionally built houses. Some see them as an even better choice.

You can choose from several hundred different floor plans. Some clients even take their plans and make their own modifications to have their own custom plan. There is a choice of finishes too. Things like tile or wood floors, granite counter tops, custom cabinets, and trey ceilings are all available.

These structure are composed of a variety of modules. These modules are pre-fabricated at a factory, covered, and then transported to the building site. A crane places the modules on a pre-laid foundation. The modules can be arranged end to end, side by side, or stacked. Any shape or size of house is available for you. Additions can easily be made later.

Many builders see advantages to these modules when compared with traditional site-built homes. Better green techniques are used in their production. Because they are made in a factory with exacting standards, less materials are wasted. The specific amount of materials is known which leads to less waste. Since each module is built in a climate controlled factory setting, materials are less likely to have issues like rust, sun damage, mold, and mildew. Building time is significantly less than with a traditional home. The simplest structures can be done in just a few weeks. The more complicated models only take between two to three months. A traditional build can take up to a year or longer.

Strict guidelines are used during production. An inspector is continually on site assuring standards are fully met. All local and state building codes must be met for the location where the modular is eventually built. Often, they go to even higher building codes than are required by law. Their structures are often built even stronger than traditionally built structures.

There are some disadvantages to this type of building. Since they must be transported on a truck, room size could be limited. Also, although many banks will finance them, some are still a little leery. They still think of them as mobile homes. They are becoming much more accepted since they seem to gain in value similar to traditional on-site builds.

After building is complete, it is sometimes very difficult to identify this structure from a regular on-site built one. Since they are so efficient, money can be saved on cooling and heating. When comparing a similar sized traditional house with these structures, the overall cost is generally lower.

To see if this is actually something you are interested in, take a tour of some model homes. Some will even let you tour the factory where they are made. Look over their existing floor plans to get an idea of what you would like in your plans. Professionals at the company are more than willing to help you through each step of the process. If you decide this is an avenue of building for you, be sure to get in touch with custom modular home builders in NC.
